The San Antonio Spring Checklist: Prepping Your Home for a Texas Summer

March in San Antonio and the Texas Hill Country is arguably the best time of year. The Bluebonnets are beginning to peek out, the humidity hasn’t quite settled in, and the evenings are perfect for a patio dinner.

However, as every local knows, this window is short. Before the triple-digit temperatures of July and August arrive, taking a few proactive steps now can save you stress (and high utility bills) later. Whether you’ve just moved into a new build at Megan’s Landing or you’ve been in your home for years, this spring checklist is designed to keep your home running efficiently all summer long.

1. Give Your HVAC a Head Start

In South Texas, your air conditioner is the hardest-working appliance in your home. Don't wait for the first 100°F day to find out it’s struggling.

  • Change the Filters: It sounds simple, but dusty filters restrict airflow and force your system to work harder. In our dusty Hill Country environment, checking these monthly is a must.
  • Schedule a Professional Tune-Up: A quick spring service can identify refrigerant leaks or electrical issues before they become "emergency" repairs in mid-July.
  • Clear the Condenser: Ensure the outdoor unit is free of weeds, debris, or overgrown Lantana that might be blocking airflow.

2. Inspect the "Envelope" (Sealing and Insulation)

Keeping the cool air inside is just as important as producing it.

  • Check Weatherstripping: Inspect the seals around your front and back doors. If you can see light peeking through the bottom or sides, you’re essentially paying to cool the neighborhood.
  • Examine Window Caulking: Look for any cracks in the caulking around window frames. Even small gaps can let in South Texas humidity, which makes your AC work overtime to dehumidify your home.

3. Smart Irrigation & Landscaping

The "Green" of spring can fade fast without a plan.

  • Test Your Sprinklers: Run a manual cycle on your irrigation system to check for broken heads or leaks. With San Antonio’s rocky soil, shifts can sometimes cause underground lines to crack.
  • Mulch Your Beds: A fresh 2-to-3-inch layer of hardwood mulch does more than just look good; it retains moisture in the soil, protecting your plants' roots from the upcoming heat.
  • Plant Native: If you’re adding to your landscaping this spring, stick with hardy natives like Texas Sage, Esperanza, or Red Yucca. They love the San Antonio sun and require significantly less water once established.

4. Prep the Outdoor Living Space
